Connecticut Housing Market 2025: What Buyers and Sellers Need to Know

Current Market Conditions

The Connecticut housing market in 2025 is still marked by low inventory levels and high home prices, with the median home price reaching $415,300, which reflects a 9.9% year-over-year growth. This mirrors national trends, where tight supply and elevated prices have been common. Despite these challenges, there are still opportunities for buyers, especially first-time homebuyers. Programs offering down payment assistance (like TTO and DAP) and favorable mortgage rates (CHFA) can make homeownership more attainable. For sellers, particularly those who have paid off their mortgages, the current market conditions are highly favorable. High demand and limited supply mean sellers can command strong prices for their properties, maximizing their returns. This seller’s market presents an excellent opportunity to capitalize on your investment and potentially upgrade to a new home or downsize comfortably.

Buyer and Seller Tips

  • Buyers! Get Preapproved! A pre-approval is step 2 of your homebuying journey (a call, coffee, or meal with me is #1!) There are tons of calculators & info out there that claim to give you a comprehensive view of what you’ll be able to afford, but having a human who works in the industry look over your specific set of financials is incredibly important.
  • Buyers! Meet with an agent (ME!) who can help you define your search and give you an overview of the entire buying process – I like to touch on each phase of the process, then we’ll go deeper into each segment as time rolls forward and we progress towards the closing table.
  • Sellers! Start talking to an agent (again, ME!) early! I won’t rush you before you are ready, but I will give you thoughts & ideas on how to ready your home and yourselves for the process of selling, and help you formulate a plan for where you are heading next.
  • Sellers! Once we are ready to hit the market – declutter & depersonalize your home. Pack up those personal photos & memorabilia, and if you aren’t going to need those coats, shoes, books, etc until you get settled into your new place, start packing! We want to showcase the size of your spaces, which is way easier to do if they are tidy, organized and free of clutter.
